Do I have to schedule a tour to visit?

Scheduling a tour is recommended; our property is gated so you will need to be 'buzzed-in'.

Does my rent include utilities?

The rent is not inclusive of the utilities, the utilities are a flat fee charged back to the residents and the charge is $80/month. That covers everything with exception of WIFI, which is the resident's responsibility.

When is rent due and when do late fees apply?

Rent is due on the 1st with late fees imposed according to local statutes.

How can I pay my rent?

Rent can be paid through the Resident Portal.

How much is my security deposit?

Security deposit is based on approval conditions and may vary, the standard deposit is $400.

Are pets allowed?

We are pet friendly (restricted breed list in place). Please call us at 860-854-3767 for more information.

How long is my lease term? Can I sign a 6-month lease?

A standard lease term is 12 months for the academic year and starts on 8/1 and goes through 7/31.

There is a 10 month lease option (in limited quantities, on a first-come first-serve basis), which would be an additional $100/month which would end May 31.

When is the earliest move in date?

We have flexible move-in dates, based on availability of the unit and the preferences of the future resident.

Is there a model unit to tour?

Yes, there is a model unit, we would love to schedule a time for you to tour our property!

What are the odds of getting a spot late in the year?

All available units are based on different move-in and out dates, we can accommodate future residents mid-lease term, if there is availability and preferences are matched.

I want to live with my friends; how do we apply for the same unit?

There is an application that you will fill out and it has a section where you can add your friends and invite them to apply along with list them and their preferred bedroom.

After applying, how long do I have to sign the lease? Is there a deadline?

We strive to have a lease sent out to you within 24-48 hours of application approval, which should take no more than 3 business days.

Does my application secure my spot?

No, your application must be approved, a lease must be signed by both parties, in order to secure your spot.

What happens if I break my lease?

You are responsible for making the remaining payments for the lease, we do not allow lease breaks.

Where do I get my mail?

There is a mailbox location, each tenant has their own key to access the mailbox.

Do you require renter's insurance?

Yes, we require $100,000 personal liability insurance coverage.

Do I have to pay for parking?

Yes, parking is $15/month.
